Accounts Payable

We will ensure your payables are updated daily. You can send us the invoices via email or secure Drvie, and we will properly record them using a proper GL Code. Before checks are printed or eCheck approvals are sent, we verify that funds are available on your properties to prevent the commingling of funds and maintain the trust of your owners. Our payment verification services provide additional detail for your peace of mind.

Accounts Receivable

At MBKS, we take care of all your receipts and deposits to ensure accurate and up-to-date bookkeeping. If you received any payment via Money Order or check, you can either scan or upload your tenant check images to us, and we will efficiently add them to your AppFolio account. If there's an NSFs or any issue with check, we will help you troubleshot and resolve those problems and process them correctly in AppFolio.

Owner Statements & Distributions

For some owners, their monthly statements may be the only communication they receive from you. We understand the importance of timely, accurate, and descriptive statements. It is essential to make your owners as happy as possible. We will prepare and send out owner distributions, ensuring we minimize issues and proactively make corrections.

Management Fees ​

We will calculate your monthly management fee and provide details of the calculations. We will also ensure you are collecting all additional fees like application fees, NSF & late fees, pet fees, etc. We will manage suppressed fees to ensure accurate reporting in owner statements.​

Move-In & Move-Out Accounting​

We can handle move-in and move-out processes or train your managers, including reconciling security deposit and rent transactions. We will adequately record security deposits at move-in and prepare security disposition at move-out, including issuing refund checks and transfer instructions as needed.

Bank Reconciliation

It is crucial to have an accurate reconciliation with your bank. We will ensure all your bank accounts are up to date and Triple-Tied reconciled every month.

Property Close-Out

Let us know when the Owners decide to Sell the property or terminate the management. We will help close out the tenants and ensure everything is accounted for. And after closing out the tenants, we will close out the property.

1099 & Cash-Flow Statements

We'll take care of generating and issuing 1099s for both vendors and Owners. We will file 1099s either through IRS FIRE System or through printing and mailing. Along with 1099, We will issue an annual Cash-Flow Statement to the owners and answer any questions regarding the income and expenses. We will make sure that the income in 1099 matches with the Cash-Flow Statement.

Owner's Q&A​

Owners might have some questions after receiving their statements. We will respond to the questions that your owner has related to accounting. You can redirect all the emails from the Owners towards us if it's related to accounting. We want to ensure that your owners receive a clean statement every month.

Corporate Accounting

We can use Either QuickBooks Online or Appfolio New Feature - "Corporate Accounting" to keep an accurate record of your main company financials. We provide up-to-date monthly financials to gain better insights into your business.
